STANDARD SPECIFICATIONS
Crawford Way Subdivision • Groton, Connecticut

Site Preparation
The Builder will be responsible for all land/lot clearing, excavation, backfilling and final grading of the site in accordance with standard building practices and local codes.

The orientation of the house on the lot shall be at the sole discretion of the Builder unless one or both of the Town Homes has been contracted for prior to the foundation being put in place on a lot.

The Builder will provide each Town Home with individual connections to public sanitary and water systems, telephone/electric/cable services will be underground per the approved subdivision plan. Each Town Home will have its own electric and water meter.

Each Town Home will be accessed from Crawford Lane, a public, cul-de-sac, street. Street lights, street trees, concrete sidewalk and concrete curbing will be installed per the approved subdivision plan.

Foundation
A continuous 20" wide footing supports foundation walls. Concrete (10" formed) for walls and piers as per plans will be min. 3000 psi. foundation mix as per local codes. All foundations and footings will be placed on a bed of crushed stone. Perimeter base drains will be installed around the exterior base of all footings. Anchor bolts or straps 6' O.C. and 12" from corners will be installed.

Basement Walls
Approved waterproofing will be applied to the exterior surface of all foundation walls in accordance with Connecticut code standards.

Concrete Floors
Basement floors shall be a minimum of 3" of 3000 psi pea stone concrete on top of 6 mil poly over a minimum of 3" of compacted gravel.

Walks and Driveways
Driveway from street towards house will be bituminous concrete. Walks may be bituminous concrete, stone pavers (or equivalent or other all weather surface material at Builder's discretion.

Stairs, Decks and Patio
Front stairs will be either precast concrete or pressure treated lumber at Builder's discretion. Stairs off decks will be of same material as deck surface. Railings and balusters will be installed to code as necessary. At grade patio may be installed in lieu of wood deck where applicable.

Columns
Columns to be installed as shown on plan, 3 ½" concrete filled steel with base and top plates.

Floor System
• Beams - Continuous double 2" x 12" of SPF or double 1-1/2" x12 engineered lumber
• Floor Joists- Engineered web truss to achieve a minimum 40lb. live load and 20lb. dead load spaced 16", 19.2", or 24" on center depending on design criteria
• Headers- Double 2" x SPF or equal at stairwells and all floor openings
• Bridging- 2x 4 or greater continuous strong back at midpoint of floor system
• Sub-flooring-staggered ¾" tongue and groove 4'x 8' or 4'x 12' Advantech (or equal) underlayment run perpendicular to joists, glued and nailed over joists and perimeter beams
• Finish Flooring- carpet, tile, wood or as determined by buyer

Exterior Perimeter Walls
• Framing - Spruce, Pine, Fir or equal
• Bottom plate - continuous 2"x 6"
• Top plate - continuous double 2"x 6" (or equal) tied at corners with metal nail plates
• Studs - 2"x 6" at 16"O.C. Engineered studs (2x6 or 2x4) Timberstrand or equal on all walls upon which cabinetry will be installed
• Corner Posts - 2-2" x 6" L connected, spiked together
• Jack Studs - 2" x 6" full height to lintels, nailed to studs
• Headers- two-1.5" insulated structural composite lumber headers with rigid foam insulation sandwiched between layers sized according to span and load requirements or triple 2" x with1/2" plywood spacer to provide full wall depth, built up solid header, laminated structural beam or steel I - beam for oversized spans.
• Window Sills - 2" x 6" with cripples 16" O.C. to sole plate
• Sheathing - 7/16" x 4' x 10' O.S.B. sheathing or equal glued and nailed or stapled vertically to all plates, studs, corner posts and perimeter beams

• Housewrap cover over all exterior walls
• Siding - Double 4" Certainteed Mainstreet or equal, vinyl clapboard (various colors) woodgrain
• Structural frame designed and constructed for 120mph basic wind speed with "B" exposure
• Insulation - 6" R-19 fiberglass, friction fit, applied to full stud width cavities. Urethane foam to depth of exterior stud is applied at all non standard stud cavities. (Vapor retardant paint applied to interior surface of drywall.) delete sentence
• Interior Wall Finish - ½" gypsum drywall laid perpendicular to studs and bonded to all wall framing members with construction adhesive and drywall screws. Horizontal perimeter drywall joints reinforced with ½" blocking glued and screwed between studs. Joints are taped and spackled. Drywall surfaces are prime coated with latex paint.

Interior Partitions
• Framing - (Spruce, Pine, Fir) or (Eastern Spruce, Balsam, Fir)
• Bottom Plate - Continuous 2" x 4"
• Top Plate - Continuous 2" x 4"
• Studs - 2" x 4" at 16" O.C.
• Corner Posts - Two 2' x 4" studs spiked together
• Headers - 2" x 4"
• Ceiling height - first floor 8 feet, second floor 8 feet
• Wall Finish - ½" gypsum drywall glued and nailed (or screwed) perpendicular to studs. Finish same as perimeter walls

Roof and Ceiling Construction
• Trussed Rafters - engineered mono- pitch trusses placed 24" O.C., roof pitch is 5/12 for colonial style and 12/12on front with full shed dormer on rear for cape style
• Insulation - 9-1/4" (R-30) fiberglass insulation at all roof sections. R-19 in ceiling of first floor for cape type.
• Sheathing - 5/8" O.S.B. sheathing staggered and nailed or stapled to framing members
• Roofing - Certainteed Woodscape 30 year (or equal) architectural fiberglass shingles over 15lb. felt and ice and water shield installed for 3 ft. at eaves.
• Ceiling - 5/8" gypsum drywall applied with foamseal (urethane foam) adhesive to trusses or ceiling joists. Joints taped and spackled, finished same as drywall surfaces
• Ceiling Height - first floor 8 feet, second floor 8 feet
• Roof designed and constructed to accommodate a 30PSF ground snow load

Windows
M.W. V-Wood - vinyl clad wood frame, vinyl sash, tilt-out, double hung windows with Low E glazing, grills between the glass and full screens

Entrance Doors
Thermatru or equivalent insulated 1-3/4" fiberglass (Smooth Star) doors with tempered thermo-glass and compression weather stripping. Main Entrance - 3'0" wide with wood frame, standard jambs and colonial trim with pediments & pilasters. Second Entrance - 2'8" wide wood frame "B" rated fire door, standard jambs and colonial trim. Locksets are Schlage F51N brass Plymouth Model (or equivalent).

Interior Doors
Passage Doors - 6 panel smooth painted hardboard, pre-hung in jambs.
Closet Doors- Bi-pass or Bi-fold configuration on closet openings, finished same as passage doors. Colonial style home has one 15 lite wood frame door at den entrance. Passage and privacy sets are Schlage F10 or F40 brass Plymouth Model (or equivalent).

Cabinets
Merillat Milbridge II, Cider Oak, post formed countertops, various colors.

Plumbing
Water Supply - hot and cold water circuits are assembled of either type "L" copper or cross-linked polyethylene tubing with brass crimp fittings. Drain, Waste Vent - is of schedule 40 PVC. All vents to be run vertically into open air 2'0" above roof. Waste and drain piping is installed with a minimum grade of ¼" per ft. All DWV lines are tested by filling stack assembly with air at 5 lbs. pressure held for 15 minutes.
• Kitchen Sink - Moen stainless steel double bowl with Moen 7430 Chateau single lever facet with spray (or equivalent)
Vanity Lavatory - American Standard 18" round or oval china with Moen 4625 Chateau single lever faucet (or equivalent)
Water Closet - American Standard 1.5 GPF regular or elongated rim china bowl (or equivalent)
Bathtub/Shower - Lasco 60" or 36" one piece fiberglass tub/shower combination (standard) or shower with Moen TL183 pressure balance shower valve (or equivalent)
Two (2) out side frost free hose facet outlets and Washer/Dryer hookups are provided

Heating and Ventilation
Hot Water baseboard standard. System designed to provide 72 degrees Fahrenheit inside under -13 degrees Fahrenheit outside temperature with 15 mph wind velocity. 275 gallon oil tank, 2 zones, power vent furnace, 80 gallon water heater. Continuous 2-1/2" vented soffit strip at all eaves and roll-vent system with matching roof caps provided at roof peak. A/C option available.

Electrical
Cutler-Hammer or equivalent 40 circuit, copper buss, 200 amp panel with necessary breakers for all house wiring is provided. Telephone jacks and TV/Cable outlets in each bedroom and other locations per plan. Wiring only for ceiling/paddle fan in all bedrooms in Cape or Colonial, additional wiring in family, dining, living and den/office rooms in Colonial model and living room of Cape provided (fixture(s) optional extra). All light fixtures are Sea Gull (or equivalent) refer to electrical plans for location. Switches and convenience outlets are Pass and Seymour or equal and wired to comply with National Electrical Code.

Electrical Equipment
Kitchen Range Hood/Microwave combination, bathroom fan/light combination and Premier garbage disposal ½ h.p. or equivalent provided by Builder. Ground fault circuit interrupter receptacle installed at all kitchen and bath circuits and two exterior waterproof receptacles. Smoke detectors are BRK
A/C - D/C (or equivalent) are approved and wired to comply with National Electrical Code, and state and local codes. Three detectors per home: one each in basement, first and second floors. Additionally, Builder's appliance package includes: range, refrigerator and dishwasher.

Interior Millwork
Baseboard - 3-1/2" F.J. Wood Colonial, primed and finished with one coat semi-gloss white latex paint. Door and Window Molding - all interior doors cased with 2-1/2" F.J. Wood Colonial Trim and windows are framed with 2-1/2" wood colonial trim primed and finished with one coat latex semi-gloss white. Closets - vinyl coated wire frame shelving in 12" and 16" widths standard.

Exterior Millwork
Shutters- 15" Cathedral louver or equivalent. Gables, soffits and fascia - primed F.J. pine primed with one coat exterior white latex paint.

Stairways
Between first and second floors - oak treads with pine risers (no open treads) oak platform. Handrail - prefabricated, unfinished oak with brackets. Between first floor and basement - unfinished treads and open risers, handrails per code.

Landscaping
Builder shall fine grade disturbed areas of lot and spread loam. Builder will rake loam and seed all disturbed areas. Builder will provide foundation plantings
and other lot plantings of various varieties and sizes per the approved subdivision plans for the Planned Community. Landscaping is generally a non warranted item.

Acceptance and Approval
Buyer does hereby accept and approve these building specifications and agrees that any changes or modifications from these specifications shall be made in writing and signed by both the Buyer and Builder (Seller)
